Privacy Policy

What we collect

We collect only the information you choose to give us, plus a small amount your browser shares automatically:

• Contact form data. When you fill out a form on this site (general inquiry, listing consult, etc.), we receive your name, email, phone (if provided), the interest dropdown, and your message.
• Standard request logs. Our web server logs the usual stuff that keeps a website running: IP address, browser, page requested, timestamp. These rotate out within 30 days.

We do not run third-party analytics scripts, advertising trackers, or fingerprinting tools on this site. We do run our own self-hosted session recording, described below.

Embedded YouTube videos on this site use a “click-to-load” pattern: nothing loads from youtube.com until you press play. Once you do, YouTube (via the privacy-enhanced youtube-nocookie.com domain) may set the cookies it needs to play the video. Their privacy policy covers that data.

How we use it

The information you share with us through a form is used to:

• Reply to your inquiry, usually within a few hours.
• Send you the property, neighborhood, or market info you asked for.
• Keep a record of our conversation so we can pick up where we left off next time you reach out.

We don’t sell, rent, or trade your information. We don’t send unsolicited marketing email. If we ever want to email you something other than a direct reply to your inquiry, we’ll ask first.

Who touches it

Inside our team, only Joe, Josh, and Ryan see what you send us. Contact-form submissions are saved to a small SQLite database that runs on our own server. No third-party form-handling service is in the loop. The same server delivers this site.

When state or federal law requires us to share information (a subpoena, a court order), we’ll comply, and let you know if we’re legally permitted to.

Cookies and storage

This site uses two small pieces of browser storage:

• A session storage entry that remembers whether you’ve dismissed the floating "call us" button this session. Clears when you close the tab.
• Astro’s standard cookies for page-transition state (if any).

We do not set tracking cookies, advertising cookies, or any cookie that follows you off this site.

Session recording

We record how visitors move through this site. Pages viewed, clicks, scrolling, and where things go wrong. That way we can find the parts that are confusing or broken and fix them. It is not video and it is not your camera or microphone. It is a reconstruction of the page as your browser drew it.

The recording software is self-hosted on our own hardware. No analytics company, ad network, or data broker receives any of it. It is never sold or shared.

What we mask: text you type into forms is obscured in your browser before anything is sent, so what you enter in a contact or inquiry form does not appear in a recording. What we do see is that you used the form. Anything you deliberately submit reaches us the ordinary way, by email, as described above.

If you would rather not be recorded, browsers that send a “Do Not Track” signal are honored, and you can also ask us directly at hello@kpgidaho.com and we will remove any recording associated with your visit.

How long we keep it

Contact form submissions live in our email until you tell us to delete them. If you ask us to remove your information, we’ll find it and remove it from our records within a reasonable timeframe.

Standard server request logs rotate out within 30 days. Session recordings are deleted after 30 days. That is a scheduled job that runs every day and removes them outright, not a policy we mean to get around to. If you’d like a specific recording of your visit cleared sooner, ask us and we’ll remove it.

Your rights

You can ask us, at any time, to:

• Show you what information we have about you.
• Correct anything that’s wrong.
• Delete what we have.
• Stop emailing or calling you.

Send a note to hello@kpgidaho.com and we’ll handle it within a reasonable timeframe. We will not retaliate against you for exercising any of these rights.

Children

This site is intended for adults shopping for residential, commercial, or investment real estate. We do not knowingly collect information from anyone under 13. If you believe a child has shared information with us, please let us know and we’ll remove it.

Changes to this policy

We’ll update this page when we materially change how we handle your information. The “last updated” date at the top of the page will reflect when. Significant changes will be flagged on our home page so you don’t have to come hunting.
