Four generations on this land.
One brokerage that takes it personally.
Kroetch Property Group is a small, locally-owned real estate firm in Coeur d’Alene, Idaho — founded by Joe Kroetch on the back of more than a hundred years of family experience with land in this region.
The land taught us first.
Before there was a brokerage there was a family — managing timber, leasing ground for grazing, watching shoreline change with the seasons, and learning the slow accounting that comes with owning land you intend to pass down.
That’s the foundation Joe Kroetch built this firm on. Not a franchise playbook. Not a sales-volume scoreboard. A way of working that treats every transaction as the start of a relationship with a piece of ground that predates everyone in the room.
You don’t truly own land in North Idaho. You just look after it for a while. — a family thesis, four generations old
We’re modern about how we work — sharp photography, careful marketing, honest data. But the values underneath aren’t modern at all. They’re older than the listing service, older than the highway, older than the town.
Four generations,
one piece of ground.
-
1920s
First generationSettled the ground.
The family put down roots in North Idaho when the timber was still being measured in stands, not stumpage.
-
1950s – 70s
Second generationWorked the timber.
Sawmills, leased grazing, and the slow accounting of land that pays a family back over decades.
-
1980s – 2010s
Third generationStewarded and managed.
Stewardship became formal: managing acreage, easements, water rights, and the long-game decisions about what to hold and what to let go.
-
Today
Fourth generationOpened the brokerage.
Joe Kroetch built a firm on that hundred years of land sense — and a development at Clagstone that puts the family standard in front of new neighbors.
Small on purpose.
Three people you can actually reach. No call center, no rotating handoffs.

Joe Kroetch
Founder
The fourth generation of his family in North Idaho land — and the one who decided to build a brokerage around what he learned watching his grandparents work. Joe leads listings, negotiations, and the long-term relationships that define the firm.

Josh Carothers
Designated Broker
Josh holds the designated-broker seat and brings the listing-side firepower: pricing strategy, staging eye, and the marketing rigor that separates a property that sells from one that sits. Investment-property literate.

Ryan Hill
Buyer Specialist
Ryan focuses on buyers — first homes, move-up homes, and out-of-state clients trying to learn the lay of the land. Patient, thorough, and the person you want on the other end of a 9pm question about a property line.
Three things we don’t bend on.
- 01
Local first, every time
We live here. We send our kids to these schools. We know the difference between Hayden Lake and Hauser Lake without checking a map, and we know which roads close in February.
- 02
Honest comps over hopeful prices
A high listing price is a poor compliment. We’ll tell you what your property is worth, what we can defend, and what you can do to move the number — even if you don’t love the first answer.
- 03
Patient with land
Land sells differently than houses. Acreage takes the right buyer, the right time, and an agent who can talk about access, septic, water rights, and timber as easily as kitchens.
