Kootenai County is bigger than its biggest city — and most of the housing options in the region are outside CDA proper. The county runs from the Washington border out through Post Falls and Rathdrum, north through Athol, and east to the lakes.

Post Falls is the western anchor: river-adjacent, with a downtown that has grown noticeably in the last few years, strong school options, and a commute-friendly position for households working in the Spokane Valley. Newer construction and a more affordable per-square-foot baseline than CDA.

Rathdrum sits between Post Falls and Hayden — small-town in feel, larger lots once you’re a mile or two out of town, and good access to the rest of the region without paying lakefront prices.

North county (Athol, Bayview, Spirit Lake area) trades the most density for the most quiet. Acreage is more common, neighbors are further apart, and you’re close to Farragut State Park and the north end of Lake Pend Oreille.
