Text Message Terms

We text you about the searches you asked us to watch, and when you have asked us something. Nothing else. Here is exactly how that works.

1. What this program is

Kroetch Property Group sends text messages to people who asked for them. There are two kinds, and they are the only two kinds:

Property alerts

A text when a home matching a search you saved comes on the market, or when the price changes on a home you are watching. One text per event, to the number you gave us for that alert.

Replies to you

A reply from a real person when you have asked us something: a question on the site, a tour request, a valuation, a message through the contact form.

Not in this program: promotional blasts, newsletters by text, or messages to a number we were not given directly by the person who owns it. We do not buy, rent, or append phone numbers from anyone.

2. How you opt in

Every number in this program was typed into a form on this website by the person holding the phone, who then ticked a box or switched on a toggle specifically about texting. There are three places that happens:

  1. Saved search and price alerts

When you ask us to watch a search or a listing, you choose how to be told: this browser, email, text, or any combination. Text is off until you switch it on, and switching it on is what puts your number in this program. The terms below appear next to the field where you type it.

  2. A conversation on the site

If you are talking to us through the site and want an answer that reaches you after you have closed the tab, you can leave a number. The box asking whether we may text it is separate from the number field and starts unticked.

  3. The contact form

The phone field on our contact page is there so someone can call you back. Texting is a separate, optional tick box on the same form, because giving a number for a call is not the same as asking to be texted.

Agreeing is never a condition of anything. You can use every part of this site, save every search, and work with us start to finish without ever ticking it. Nothing is withheld, and nothing costs more.

3. What we ask you

This is the exact wording shown beside the box, reproduced from the same source the forms render, so it cannot say one thing there and another here:

Text me about this

Kroetch Property Group will text you at the number above: alerts for searches you ask us to watch, and replies when you have asked us something. Message frequency varies. Message and data rates may apply. Reply STOP to stop, HELP for help. Saying yes is not a condition of buying or selling anything. See our Privacy Policy and Text Message Terms.

Wording version 2026-11-01. We keep a record of which version you were shown, along with when you agreed, so there is never a question about what you said yes to.

4. Frequency and cost

Message frequency varies. These texts are driven by events rather than a schedule: a quiet market and a narrow search might mean nothing for weeks, while a broad search in a busy one could mean several in a day. You control it by changing or deleting the alert, and we will never send more often than the alert you set up.

Message and data rates may apply. Kroetch Property Group does not charge you for these texts, but your mobile carrier may count them against your plan. Check with your carrier if you are unsure what a message costs you.

5. Stopping the texts

Reply STOP to any message. That is the whole procedure. You will get one short confirmation that we received it, and then nothing further. END, QUIT, CANCEL, UNSUBSCRIBE and STOPALL work the same way.

You do not have to explain, and you do not have to wait for us. Opting out takes effect at the carrier the moment you send it.

Two things worth knowing

  • → STOP covers texts, not email. If an alert also sends email, the email keeps coming. Every alert email carries its own unsubscribe link, and you can remove the alert entirely from the link in any message.
  • → STOP stops everything by text. It is a carrier-level block on the number, so it also stops a reply to a question you asked. If you later want texts back, tick the box again on any form, or reply START.

6. Getting help

Reply HELP to any message and you will get back who we are and how to reach us. If you would rather talk to a person, or a text arrived that you cannot place:

Call us

208-425-SOLD

7. Carriers and delivery

The program is supported on the major US carriers, including AT&T, Verizon, T-Mobile, US Cellular, Boost, Cricket, MetroPCS, Google Voice and Virgin Mobile, as well as many smaller and regional carriers. Support can change without notice, because it is the carrier's to decide and not ours.

Carriers are not liable for delayed or undelivered messages. Delivery depends on your carrier and your handset, and neither we nor your carrier can guarantee that any particular message arrives. If a time-sensitive alert matters to you, keep email switched on as well.

8. Your number and your privacy

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Sharing with the subcontractors who help us deliver the service, such as the messaging provider that actually hands your text to the carrier, is permitted and necessary. All other categories of sharing described in our privacy policy exclude text messaging originator opt-in data and consent; that information is not shared with anyone.

We keep your number for as long as the alert or the conversation it belongs to is live, and you can ask us to delete it at any time. The full picture, including what we collect and how to get it back or have it erased, is in our Privacy Policy. What you may do with this site is in our Terms of Use.

9. Eligibility and changes

To join, you must be at least 18 and the person who controls the number you give us. Please do not enter somebody else's number, even helpfully: they did not agree, and we would be texting a stranger.

We may change these terms, and the date at the top of the page says when we last did. A change that alters what we send or how often will be announced in a message before it takes effect, so a change never arrives as a surprise text.

Questions about our texts?

Ask a person. We would rather answer than have you wonder who texted you.
